Summer Upturn in Pending SalesEarly Spring pending sales plateaued in March-April this year. We usually see March, April, May as prime-time sales months. And summer finds many buyers with other priorities. Pending sales numbers were higher in June over May, in Alamo, Blackhawk, Dublin, Lafayette, Livermore, Martinez, Orinda, Pleasant Hill, and Walnut Creek (9 of 15 communities surveyed). When looking at July, 2011 compared to June, pending numbers were higher in Concord, Danville, Moraga, Orinda, Pleasant Hill, Pleasanton, and San Ramon (7 out of 15). Looking at the distressed sale market, the pending sale numbers in July for bank properties increased in 11 of 15 communities compared to July 2010. Bargain hunters, investors, and first time buyers found much to like price-wise. Prices were down compared to July 2010, in 14 communities. Blackhawk’s average closed sales price was up 1% over July 2010. Contact us to schedule time to walk through these numbers together.
